All of our ads are listed by private owners and not by real estate agencies. Properties are inspected by our experienced representatives, and if our quality requirements are satisfied, the property is able to be listed on our online portal.

To help maintain our platform and operations, if your booking request is accepted, Zappyrent will charge a service fee equal to 50% of the first month’s rent in Rome and Catania, 100% of first month's rent for Milan, Turin, Brescia, Genoa, Florence and Naples, 150% of first month's rent for Bologna.
If you are a student at Politecnico di Milano, you are eligible for a 25% discount on our service fee.
Zappyrent currently operates in Milan, Rome, Bologna, Florence, Turin, Catania.
Zappyrent is an online rental platform, not a real estate agency. Therefore we have no operation centers available to receive visits.

Visits

The ability to visit a property is indicated with an option on its property listing. If not indicated, it is unfortunately not possible to arrange an appointment. If indicated, visits can be managed either on-site or via video call. Alternatively, you can visit through our virtual tours. 

Payments

Payment of rental fees is handled entirely by Zappyrent, safely and quickly. In the case of bills indicated as "consumption," these are not included in the rent fee and are to be paid directly to the landlord.
Zappyrent accepts credit card, bank debit card, prepaid card, bank transfer and PayPal.
No surprise fees and no hidden commissions. All bills are indicated in the contract.
The indicated price includes monthly rent and utilities (water, gas, electricity, internet, garbage tax and condominium fees). When indicated as "consumption," those fees are calculated monthly depending on your usage and are not included in the rental fee.

Bookings

Yes, a regular contract is drawn up and registered within the Italian revenues agency (Agenzia delle entrate).
Unfortunately it is not possible to get in touch directly before your reservation is confirmed. If you need clarification, please reach out to our support team, and they will be glad to assist you.
The security deposit is automatically charged after key collection upon check-in. It will be refunded once you have left the property. Reimbursement may take up to 10 business days depending on your bank.
The contract is sent within 6 business days of you passing the Zappyrent credit checks.
You will receive a link via e-mail in which you will be able to view and sign your contract online.
It's very simple: Send a booking request by clicking the "Book Now" button on a listing, and the landlord will respond within 24 hours.
Of course. In such cases, we request that you provide a guarantor.
The contract is sent within 6 business days of you passing the Zappyrent credit checks.
Renting a property with Zappyrent ensures that no one else can see that house anymore or send rental proposals to the owner. This way you have no competition with other potential tenants. When you do not book a house, it continues to receive visits and proposals for rent and someone could book it and rent it before you!
Attention: it is important to respect the 2 working days to send the required documents during booking.

Does this mean that if I book the house is guaranteed for me?
No, the house is only guaranteed the moment both you and the owner sign the rental contract. Booking gives you priority in the rental process.
The tenant can cancel a reservation by contacting the customer service.
Booking is a service that guarantees you the exclusivity of the property, the owner loses the possibility of being able to negotiate with other tenants, for this reason if you cancel, the amount paid will not be refunded. It is considered a cancellation by the tenant if:

- We do not respect the deadlines given for the proposal, such as: send the screening documents (within 2 days of sending the booking), requested document integration (within 2 days from when it is requested), signing the contract (within 1 day after receiving the contract).
- If changes are requested to your request after acceptance by the owner and the owner does not accept, such as: pet introductions, extra repairs etc.
- If you withdraw your booking for any other personal reason.

Only in the following cases a full refund is issued to the tenant:

- screening is not passed;
- the owner withdraws from the negotiation.
You have 2 working days to send the required documents at the time of booking and a further 2 days in case you are asked for additional documents.
You will have 1 working day to read and sign the contract.
